The challenge
One Herăstrău Towers continues the One Herastrau Trilogy with 2 towers with 148 apartments and 32,000 sqm, designed as a gateway to the city with its towers that offer a panoramic view over Lake Herăstrău and the northern area of the city. It is a mixed compound that includes residential, office and commercial units.
One Herăstrău Towers will be an asset not only for the future tenants but for the entire community and the environment as well. The construction is meant to be an upgrade for the whole area, while the shops and services available on the ground floor and the first floor of the building will serve not only residents but also those who will carry out their activity in the area or will simply pass by.
One Herăstrău Towers will benefit from an elegant contemporary design with high-quality finishes, will have 45 meters of height and it will consist of three areas: the base of the building and the two towers. The base of the building will have 5,000 square meters dedicated to commercial and office spaces, a thing that embeds the construction in the urban landscape.
The area is animated by a commercial promenade, flanked by the 8-meter height glass façade, which marks the idea of visual permeability both to the promenade and the commercial space. The promenade integrates the green spaces, the ramps, the stairs and gradients that take up the level differences from adjacent streets and access to dwelling units, each vertically opening through double-height lobbying.
The solution
Seeing the exclusivist character of the project, the comfort of the occupants is not negotiable. The generous windows offer natural light with no compromise, as well as high efficiency and low heat transfer. In order to compensate the heat gains and to bring the air temperature to the comfort zone air conditioning installations have been necessary.
The requirement from the architectural side was for a non-invasive character so duct indoor units have been selected, masked by false ceilings. These units are direct expansion, inverter type, offering silent operation, high efficiency and reduced dimensions. Also, due to architectural requirements and occupant comfort, the outdoor units have been installed on the terrace. Seeing the long pipes required from outdoors to the indoor units, the proffered solution was VRF.

In order to satisfy the required cooling power requested, totaling 2270kW, there have been necessary 51 VRF systems, with as many PUHY-P YKA outdoor units and 773 PEFY-P VMS1-E and PEFY-P VMA-E3 indoor units, all controlled by PAC-YT52CRA controllers and 19 centralized controllers type AE-200 and EW-50, that are used also for apportioning function and so dividing the running costs according to usage.

When a tenant closes the general power breaker in his apartment, the VRF system does not stop, as all the frigorific processes are realized via control connection, so is not affected by the power line interruption for the indoors.

Indoor units compatible to several outdoor units generations
As a principle Mitsubishi Electric is designing the new VRF indoor units to be compatible also to old generations of outdoor units, with no software or hardware adaptations. This provides customers the ease of mind that even after more than 10 years they may find in our product portfolio compatible indoor units for replacing old ones.

Replace outdoor line available in the product portfolio
The Replace outdoor units line is designed to be compatible to old VRF installations, making it possible to reuse the pipes, electrical cables and working indoor units.
It is no longer necessary to tear down walls or false ceilings in order to replace pipes or wires and the installation life is maximized so Replace outdoor units line provides our customers the ease of mind that Mitsubishi Electric has their best interests in mind and will support them with compatible outdoor units as their installations are getting older. -
Large size compressors used at low rotation speed
Mitsubishi Electric treasures the relationship with the customers targeting to offer superior reliability and in order to achieve this goal is designing the equipment for low wear and tear over time. Our VRF outdoor units are using compressors sized for low friction, that require low rotational speeds, leading to the need for larger size compressors. This very expensive quality premium is only made possible by the fact that Mitsubishi Electric is also a top compressor manufacturer and is able to deliver this kind of upgrade without the price premium.
The PURY-P YNW outdoor units have some additional advantages compared to the PUHY-P YKA linia PURY-P YNW:
- The R2 Mitsubishi Electric VRF line is the only one in the word that is achieving heat recovery functionality using 2 pipe distribution.
The 2 pipe heat recovery VRF has numerous advantages:
- For developer – the installation cost is reduced
- For installer – fewer welds are necessary, the installation is easier and less time-consuming
- For users – the noise is reduced as the distribution boxes are positioned in the commune spaces
- For service technicians – reduced risk of refrigerant leakage due to lower number of welds and should one occur it is very easy to find the leakage
- For owners and administrators – high reliability and minimizing the service intervention time
- Continuous heating
The R2 outdoor units permit the continuous heating by using 2 distinct air to refrigerant heat exchangers, each of the heat exchangers is distributed on 2 sides of the equipment, without overlapping, so when they are defrosted the condensate will be evacuated directly, without passing on the surface of the other heat exchanger.
- Preheat before defrost
The preheat before defrost function makes it possible to increase the air temperature before a defrost cycle, so that the discomfort to the occupants is minimized.
The advantages of duct indoor units:
- The maximum sound pressure for most of the units installed in One Herastrau Towers project is 28dB(A), and for the largest units installed it is 35dB(A).
- Low height – just 200mm for PEFY-P VMS1-E and 250 for PEFY-P VMA-E3
- Selectable static pressure 5-15-25-50Pa for PEFY-P VMS1-E and 35-50-70-100-150Pa for PEFY-P VMA-E3
- Dirty filter indicator signal – The filter’s utilization is monitored in order to indicate when it is the case for maintenance.
- Auto fan – The fan is automatically adjusted to maintain the level of comfort required.
- Timer – annual, weekly or daily timer functions can be utilized in order to turn the unit on and off
- Automatic working mode change – the internal unit will pass automatically in the right working mode (cooling/heating) according to the set temperature.
- Auto restart – after a power outage, this function minimizes the interruption in the functionality of the system in order to maintain the comfort in the spaces. This function must be activated because by default it is inactive. Two configurations can be selected: to auto turn on the units that were running before the defect, or to turn on all of the units, indifferent of their initial status.
- Group control – as much as 16 units from the same type can be controlled by a single remote control.
- Compensation for stratification – the stratification compensation function works in heating mode and is implemented by adjusting the internal unit read temperature value, in order to obtain a value that is reflecting the real temperature in the room. A -4°C compensation is applied so that, in the case that the temperature probe is measuring 24°C, the control system will use a 20°C value for calculating the necessary thermal capacity in the room. This function is activated by default and can be optionally inactivated.
- Auto diagnosis – can make the identification and correction of the problems much easier, by registering the error history.
