The challenge

One Mircea Eliade is part of an innovative real estate project developed by One United Properties: One Floreasca City.

This is a multifunctional real estate project involving three components – residential, office and commercial. One Tower is a class A office building and One Mircea Eliade include three exclusive blocks of design apartments. The entire project is built on a 2.8-hectare plot, out of which 30% will represent green areas.

One Mircea Eliade has 247 exclusive Design Apartments in 3 towers (GF+15, GF+15, GF+20). Part of a larger mixed project, it offers its inhabitants and those who will work there amazing views, green spaces, high-end offices, a concept food hall, restaurants, gym with a pool, all bordering Floreasca Park.

Similar to every building developed by One United Properties, this new structure also integrates an energetically efficient plan, with Green certificate and minimal impact on the environment. The investment does not target only the buildings, but the entire area as well, hence the road infrastructure has been improved and 1,200 parking spaces have been created in order for the traffic to become more fluid.

The solution

Seeing the exclusivist character of the project, the comfort of the occupants is not negotiable. The glass curtain walls offer natural light with no compromise, as well as high efficiency and low heat transfer. In order to compensate the heat gains and to bring the air temperature to the comfort zone air conditioning installations have been necessary.

The requirement from the architectural side was for a non-invasive character so duct indoor units have been selected, masked by false ceilings. These units are direct expansion, inverter type, offering silent operation, high efficiency and reduced dimensions. Also, due to architectural requirements and occupant comfort, the outdoor units have been installed on the terrace. Seeing the long pipes required from outdoors to the indoor units, the proffered solution was VRF.

The installed systems

In order to satisfy the required cooling power requested, totaling 2270kW, there have been necessary 51 VRF systems, with as many PUHY-P YKA outdoor units and 773 PEFY-P VMS1-E and PEFY-P VMA-E3 indoor units, all controlled by PAC-YT52CRA controllers and 19 centralized controllers type AE-200 and EW-50, that are used also for apportioning function and so dividing the running costs according to usage.

The advantages of using PUHY-P YKA outdoor units:

  1. Experience in the field spanning decades. The first City Multi VRF line has been introduced in 1984.
  2. M-NET Power – in standard

    When a tenant closes the general power breaker in his apartment, the VRF system does not stop, as all the frigorific processes are realized via control connection, so is not affected by the power line interruption for the indoors.

  3. 52°C outdoor temperature

    Having the possibility to work as high as 52°C ambient temperature, the Mitsubishi Electric outdoor VRF units are offering certainty in the face of global warming and climate changes.

  4. Indoor units compatible to several outdoor units generations

    As a principle Mitsubishi Electric is designing the new VRF indoor units to be compatible also to old generations of outdoor units, with no software or hardware adaptations. This provides customers the ease of mind that even after more than 10 years they may find in our product portfolio compatible indoor units for replacing old ones.

  5. Replace outdoor line available in the product portfolio

    The Replace outdoor units line is designed to be compatible to old VRF installations, making it possible to reuse the pipes, electrical cables and working indoor units.
    It is no longer necessary to tear down walls or false ceilings in order to replace pipes or wires and the installation life is maximized so Replace outdoor units line provides our customers the ease of mind that Mitsubishi Electric has their best interests in mind and will support them with compatible outdoor units as their installations are getting older.

  6. Large size compressors used at low rotation speed

    Mitsubishi Electric treasures the relationship with the customers targeting to offer superior reliability and in order to achieve this goal is designing the equipment for low wear and tear over time. Our VRF outdoor units are using compressors sized for low friction, that require low rotational speeds, leading to the need for larger size compressors. This very expensive quality premium is only made possible by the fact that Mitsubishi Electric is also a top compressor manufacturer and is able to deliver this kind of upgrade without the price premium.

The advantages of using PUHY-P YKA outdoor units:

  1. The maximum sound pressure for most of the units installed in One Mircea Eliade project is 28dB(A), and for the largest units installed it is 35dB(A).
  2. Low height – just 200mm for PEFY-P VMS1-E and 250 for PEFY-P VMA-E3
  3. Selectable static pressure 5-15-25-50Pa for PEFY-P VMS1-E and 35-50-70-100-150Pa for PEFY-P VMA-E3
  4. Dirty filter indicator signal – The filter’s utilization is monitored in order to indicate when it is the case for maintenance.
  5. Auto fan – The fan is automatically adjusted to maintain the level of comfort required.
  6. Timer – annual, weekly or daily timer functions can be utilized in order to turn the unit on and off
  7. Automatic working mode change – the internal unit will pass automatically in the right working mode (cooling/heating) according to the set temperature.
  8. Auto restart – after a power outage, this function minimizes the interruption in the functionality of the system in order to maintain the comfort in the spaces. This function must be activated because by default it is inactive. Two configurations can be selected: to auto turn on the units that were running before the defect, or to turn on all of the units, indifferent of their initial status.
  9. Group control – as much as 16 units from the same type can be controlled by a single remote control.
  10. Compensation for stratification – the stratification compensation function works in heating mode and is implemented by adjusting the internal unit read temperature value, in order to obtain a value that is reflecting the real temperature in the room. A -4°C compensation is applied so that, in the case that the temperature probe is measuring 24°C, the control system will use a 20°C value for calculating the necessary thermal capacity in the room. This function is activated by default and can be optionally inactivated.
  11. Auto diagnosis – can make the identification and correction of the problems much easier, by registering the error history.
